Summary

Poole is part of the South West Region’s largest urban area within easy reach of London and the Continent.

Poole boasts a strong economy with a diverse mix of companies. Expanding sectors include marine technologies, tourism and leisure, advanced manufacturing and engineering and creative industries.

At 10,000 acres Poole Harbour is one of the world’s largest natural harbours, well placed to handle freight with approximately 1.25 million tons of cargo and around 400,000 passengers. Annually there are more than 5,000 commercial shipping movements within the harbour.

Both Portland and Poole Ports have high expectations for the future with plans to attract cruise liners, feeder container traffic as well as offshore wind farm support.

Communications

Strong links to the motorway network, trains to London, which take just under two hours and the growth of Bournemouth Airport for business and leisure travel, all add to the location’s ease of connectivity within the UK and abroad. Poole’s second harbour crossing, the Twin Sails Bridge, is set to unlock one of the South West’s largest urban regeneration projects.

Commercial Land

Poole is home to a very large number of industrial estates including Nuffield Industrial Estate, Mannings Heath, Dawkins Road, Hamworthy, Fleets and Creekmoor offering quality industrial and commercial office space. Industrial Estate sites are in high demand and there are a number of developments currently under construction or recently completed including 24 small business units in Brixey Business Park, part of Mannings Heath, Fancy Road, of which 12 are nearing completion, and 10 units recently completed in Sterte Road, ranging from 99 to 243 square metres.

The central area of Poole is poised for major regeneration that will significantly enhance the area as a retail, leisure and cultural destination as well as meeting the demand for new housing and business workspace. A bold and ambitious regeneration scheme situated on the waterfront in Poole will unfold over the next 10 years. The recent opening of a second harbour crossing will unlock land for new homes, employment opportunities and public open space that together will generate up to £1 billion of investments.
